How Do I Start?

Building your first home can be a daunting experience if you are unaware of the building process. Here are a few things to consider when getting underway:

1. Land & Finance

If you own a block of land in the Whitsundays, we will provide you with an obligation-free site inspection to review your building options. During the inspection, we will help you consider things such as the size and shape of your home and the orientation of your site to determine how your home can be designed to best suit your block and your needs.

If your lender has issued you with pre-approval for finance, our builder Jay can help you get started on looking for a block of land as well as home designs that meet your budgetary requirements. Once we have finalised your plans, JC Constructions NQ will organise your final contract, which your financial institution will require to issue you with formal approval.

Did you know that there are great incentives in place by the Queensland Government to assist first-time home buyers to purchase a home? Formerly known as the First Home Owners Grant, The Great Start Grant, offers $15,000 towards buying or building a new house, townhouse or unit in Queensland (valued at less than $750,000).

2. Designs

At JC Constructions NQ, we pride ourselves on specialising in project homes, narrow lot designs, large traditional Queenslanders, sloping sites and architecturally designed masterpieces. We can work with any design to fit your block. View our gallery page showing our home designs here.

3. Concept plans

Once we have a vision of what you are after, we will develop a free concept plan for you so you can see your ideas for your new home brought to life. Our building designer will help you design floor plans and select colour schemes and inclusions, ensuring you stay within budget. We will then work with you to make any amendments or refinements until we have finalised a concept plan that you are happy with.

If you already have plans, or have a preferred architect or drafts person, our team are happy to work with them to carry out your construction or renovation project.

4. Engineering

At JC Constructions NQ, we work alongside structural engineers who have years of experience in designing and detailing new homes, extensions, renovations or repairs. We can also provide quick-turnaround times for structural engineering reports for small-scale commercial projects.

5. Council approvals and/or Private Certification

Whether you are building a new home or making additions to your existing dwelling, we will submit all developments applications to your local council on your behalf. We also work alongside private building certifiers throughout FNQ to help you attain building permits.

6. Contracts

Once we have completed your plans and have the appropriate council approvals, we will arrange an appointment with you to sign the final building contract. If you are applying for finance, your lender will require a copy of this contract in order to issue you with formal finance approval.
